Master Bathroom and Flooring - Budget Update

The Master Bathroom is where I think we are really going to end up blowing our budget. But let's see how its going early in the game. I'll also include the flooring refinish below, though that is not far along either.

The revisions to this budget, so far, net in the right direction. First omit the Stain, and Leveling costs. $-550. We have another friend that is willing to do the leveling/stabling work on trade for mechanic work with Rob. All we had to buy were a couple of beams. So add $60.00 back for those.

Revised budget for finishing is approx $650.00

So an overview of our total remodel budget...

Total approx - $5535.84, about 10% over budget so far. Not horrible I guess.

Kids Bathroom - Before and Preliminary After

OK, we aren't 100% complete on the kids bathroom yet, but here is a preliminary before and after. Already quite drastic. It was a total gut job. New flooring, most of the drywall replaced, replaced the tub, water heater is new, door to water heater closet is new, new linen closet (not in the picture)...

Here is a before and after of the vanity area view. These are shot from different angles, but you get the idea. We still need to hang the mirror back up. We tore out the odd cabinet thing above the sink and installed a vanity light, which you can not really see in the after pic.

I'm probably missing something, but as far as I can tell, so far $1,413.76. And we still need to buy baseboards that will run about $30-40 bringing us to about $1,453.76 - So we went over budget by about $150. Not bad at all!

Master Bathroom - Lighting Options

I'm doing a bit of shopping online for lighting. We found a really great discount lighting store locally. But we didn't have enough time to spend there. They pointed us in the direction of their website. It doesn't cover everything they have in the store. But I found some things I want to look at when we go back. I'm thinking of putting the drop mount light over the tub, and the flush mount on the other side of the bathroom.


Then I found a vanity light with an "Old World" finish that I want to see if would go with these two lights over the vanity mirror.

I don't know. Maybe its too contemporary for the other two... Hmmm....
BTW, all of these options are energy efficient and at closeout prices.

One thing I did not include in the budget, but is new is the toilet. It had already been purchased and was approx $80.00.

So there is approx $500 in the remodel of the Guest Bathroom including the tile that went all the way into the adjoining closet.

Master Bathroom - Vanity, Linen Closet and Granite Countertop


Today our Master Bathroom vanity, linen closet and granite countertop arrived. However, since we were originally quoted for a 72 inch vanity and no linen closet and later decided on a 60 inch vanity with 18 inch linen closet, we ended up with a 72 inch counter top and 60 inch vanity. Evidently the gentleman that was helping us with the order forgot to change the granite size, when he changed the vanity size. Not to worry, they are correcting and we will have the correct top long before we are ever ready to install it anyway.
I 'm getting really excited about the Master Bath! Its going to be so pretty!
